You can estimate affordability by comparing the expected monthly payment with income, rent, utilities, food, transportation, insurance, existing debts, and a small emergency cushion.

A simple affordability method

Start with monthly take-home income. Subtract essential expenses and required debt payments. The remaining amount is not all available for a loan; leave room for irregular costs and emergencies.

Use DTI as one screen

Debt-to-income ratio compares monthly debt payments with gross monthly income. It is only one measure; a lender may use different criteria.
